Our Story

In October 1985, we purchased our first home outside of Dallas Texas. We were so excited. Home loan interest rates had dropped from 17% to around 10% and we thought we had made a great deal. Then, economy-related events occurred that no one could control.

In the late eighties, the Texas housing market CRASHED, causing our $74,000 valued home to drop approximately 45%. In the next year almost 50% of the homes in our street fell into foreclosure. This was certainly a huge disappointment; something you don’t want to experience with your first real estate transaction.
Despite this setback we believed in the long-term possibilities of real estate. We stayed the course; confident the market would improve and correct itself. Ultimately the market did improve and several years later we were able to sell this property at nearly a 170% return.

Wanting to move away from investing solely in single family housing, stocks, bonds, mutual fund and 401k’s, we explored multifamily investing. In 2019 we joined the national multifamily mentorship and networking group. We discovered how multifamily syndications allow busy professionals, like us, to pool our money as passive investors.

This network provided us an opportunity to partner as syndicators with other-like minded investors to purchase medium to large apartment buildings.

What a journey of growth. In the last six years we have been able to invest in a total of twenty apartment buildings: in Texas, Oklahoma, Arizona and North Carolina. Five of these properties sold within 14 to 42 months. Together with cash flow and appreciation our returns have been exceptional.

Even our own children have started their multifamily investment journeys.

Greg is an experienced real estate investor who lives near Temecula, CA with a Bachelors of Business Administration from the University of Oklahoma and an MBA from the California State University at Bakersfield. He began investing in single family homes during his career as a Marine Corps officer, but struggled to learn how to scale them. His “aha!” moment was learning about the power of syndications and the scalability of commercial real estate. He joined a leading national multifamily education and mentoring program while preparing to retire from active duty as a Lieutenant Colonel in 2015, and has since invested in over $170M worth of multifamily real estate (over 1,100 units) as a general partner, and more as a limited partner, through his company, BluSky Equity Partners. He co-organizes an apartment investing Meetup group in the San Diego area and is a multifamily investing coach with Vertical Street Ventures Academy so he can share his passion and help others, particularly veterans, get their start in commercial real estate investing.

Deric Salser is an accomplished architectural business professional, experienced in all aspects of architecture, construction, and real estate development. Excelling at assembling talented project teams is his specialty, but his greatest strength is a personalized approach to building client relationships and friendships that last well beyond the completion of their projects. Previous to founding the Salser Development Group, Deric led the Dallas office of nationally recognized and Cincinnati based CR Architecture + Design. Prior to his tenure with CR, he enjoyed a 19 year career as a partner in his own Dallas based architectural firm, where he designed/managed projects and guided clients through the processes of development and construction. Deric currently serves and has served on the board of directors of several nonprofit organizations, including the chamber of commerce in his hometown, the Sunnyvale ISD Education Foundation, and the North Texas multi-area Fellowship of Christian Athletes. He is a cum laude graduate of the College of Architecture at Texas Tech University, and is an intense fan of Texas based college and professional sports. For the past 23 years of his 49 year presence in North Texas, Deric has resided in the countrypolitan Dallas suburb of Sunnyvale, Texas.

Darin Batchelder began his career in the corporate world as a CPA with PriceWaterhouse and PepsiCo. He transitioned into sales for several technology companies before working in the institutional loan tradingindustry. In 2007, he founded TZK Capital, focused on trading loan portfolios between banks. In 2018, he started TZK Properties LLC and began to build wealth through investing in real estate. He has since traded in excess of $4 billion in loans and invested in a total of 4,000 multifamily units.
